Purpose and Planning

Whether intended as a weekend getaway, a retirement home, or a rental investment, constructing a farmhouse construction requires careful planning, especially regarding costs. From selecting the perfect farmland to designing a farmhouse that balances aesthetics, decor, and functionality, numerous decisions impact your budget.

If you’re planning to buy a farmhouse, here are key factors influencing the design and construction costs:

LAND ACQUISITION

The cost of land is a primary factor. It varies significantly based on the location…

  1. Rural Land –  Generally more affordable but might lack infrastructure.
  2. Semi-Urban Land – Moderately priced with better access to amenities.
  3. Prime Locations – Expensive due to proximity to urban centers and developed infrastructure.

LEGAL FEES AND REGISTRATION

Before purchasing land, several legal and registration fees must be considered:

  1. Attorney fees
  2. Notary fees
  3. Surveying fees
  4. Land Registry fees
  5. Transfer tax
  6. Processing fees
  7. Brokerage fees and many other costs are accumulated in these types of land buying process.

PLANNING AND DESIGNING

Site Analysis and Surveying Crucial for understanding land terrain, levels, and features through “Topographical Surveys” and investigating soil composition and stability through “Geotechnical Surveys.

  1. Architectural Design in which we have many designs that are very important in the farmland purchase process. Firstly “Conceptual Designs” are the initial sketches based on the owner’s requirements. “Schematic Design” which is preliminary designs that include basic floor plans and exterior views. And the most important “Construction Documents” where all the specifications and detailed plans of the construction are provided.
  1. Engineering Services – “Structural and Civil Engineering” involves designing the structural framework of the building, planning for drainage, grading, and utilities.

[And nowadays the drawings and designs for mechanical, electrical, and plumbing (MEP) are provided by the architects themselves]

  1. Landscape Design – This involves three crucial stages. “Site Planning” includes the layout of gardens, pathways, and other outdoor spaces. “Planting Design”, a selection of plants, trees, and other landscaping elements. And the most vital is “Irrigation Design”, which plans for efficient water usage and irrigation systems.
  1. Interior Designing – This includes from “Spatial Planning’’ to the final touches of “Finishes and Furnishings”
  1. Project Management – This is crucial in property development, it involves “Overseeing the construction process”, “Detailed costing and financial planning”, and “Developing timelines for project completion”  making sure all the different parts come together harmoniously to create the final masterpiece.

Each of these categories involves specific expertise and costs that contribute to the successful development of the land.

CONSTRUCTION COST

  1. Civil Work – This includes the foundation, structure, masonry, plastering, and roofing.
  1. Material Costs –
  • Bricks and Cement: Essential for the foundation and walls.
  • Steel: Used for reinforcement.
  • Sand and Gravel: Required for concrete mix
  • Luxury Elements: Elements like marble, sapphire, stones for elevating the space according your taste
  1. Labor Costs – Labor costs vary by region but generally account for about 20-30% of the total construction cost.

It’s important to keep in mind that the costs of building a farmhouse can differ a lot depending on where you’re building, how big the project is, and what materials you use. So, giving an exact estimate is tricky. But, knowing the main factors can help you plan better. Generally, the cost of building grand farmhouses commences around Rs. 4000 per square foot, adjusting based on factors such as space requirements, amenities, and other considerations. Before starting, do some research and find out the prices in your area. This way, you can prepare and budget more accurately for your dream farmhouse.

ADDITIONAL CONSIDERATION:-

When building a Farmhouse you have to first find out that the land is even permitted to build commercial, industrial or residential property. It’s important to check if the land is suitable for construction, as some agricultural areas may have restrictions against building structures.

You’ll need to apply for a “Change of Land (CLU) application” and submit it to the relevant office for approval. The rules vary from state to state, but generally, a minimum of 1 acre of farmland is required, with only 10% of the land allowed for the farmhouse, while the rest must remain as open space.

[Additionally, the Farmland should only be for personal use or you can use it for farming and growing crops.]
